Master the valuation methodologies, property inspection standards, and market analysis frameworks required to determine the objective market value of residential, commercial, and industrial real estate assets. This course covers the three primary valuation approaches (Sales Comparison Approach, Cost Approach, and Income Capitalization / Discounted Cash Flow Approach), land title and zoning analysis, architectural assessment and depreciation modeling, and macroeconomic property cycle evaluation. You will develop the technical and analytical capabilities needed to conduct comprehensive on-site structural inspections, compile compliant valuation reports (compliant with IVS, USPAP, or RICS Red Book standards), analyze localized real estate market data, assess legal encumbrances and planning restrictions, and provide defensible appraisal documentation for mortgage lending, tax assessment, asset portfolio management, and legal dispute resolution.
